Elyson Town Center will add more restaurants and retail close to home at Elyson
The new Elyson Town Center development announced for the northwest corner of Grand Parkway and FM 529 inside Elyson will offer much more than food, but the initial list of tenants is brimming with mouth-watering new restaurants.
Shipleys, Akashi Sushi and Smoothie King have already signed leases for this 190,000-square-foot center. The center’s developer, Realty 1 Partners, is also in negotiations with Chipotle, Dave’s Hot Chicken and breakfast/brunch favorite First Watch.
Negotiations are also underway for DECA Dental and Tune Up Manly Salon to join Elyson Town Center, which will have high-end retail, office, professional service and restaurant space amid nearly a dozen buildings. There will be second-floor options, drive-thru spaces, freestanding opportunities and more.
The first buildings are set to be completed by mid 2025.
Elyson Realty 1 purchased the 17.5-acre site for Elyson Town Center from Brookfield Properties Development, the developer of Elyson.
Town Center is the newest addition to a rapidly growing commercial area focused on the Grand Parkway and FM 529 intersection, which lies at the eastern edge of Elyson’s 3,600-acre master plan.
Strong continued home sales in Elyson and brisk residential growth within a three-mile radius have already spurred several retail and mixed-use developments in the community. These include The Plaza at Elyson, a Target-anchored retail center; The Shops at Elyson; The Mercantile at Elyson; The Co-Op at Elyson; and The Square at Elyson.
Elyson had the largest sales increase of any Houston community in the midyear 2024 national Top 50 Master-Planned Communities report from RCLCO. A total of 272 new homes were sold in Elyson in the first half of 2024, a 22 percent increase over the first six months of 2023.
New model homes, new recreational amenities and new schools have recently added to sales momentum at Elyson, which opened in 2016 and is about halfway toward its plan for 6,000 homes upon completion.
Elyson opened 21 new model homes and a Welcome Center in a new centralized Model Home Village in early 2024. A short trail leads to Elyson’s newest amenity, the Lakeside Landing community center, part of more than 750 acres of parks, trails, recreational amenities and natural open space called for by Elyson’s master plan.
Located in the Katy Independent School District, Elyson has experienced a school construction boom. Nelson Junior High and Freeman High opened adjacent to the community in August 2024, next to Youngblood Elementary, opened in 2023. The district plans to open a third elementary school at Elyson in 2025.
Harmony School of Excellence – Katy opened a middle school and high school building at its 24-acre Elyson campus in August 2024, joining an elementary school that opened in 2022.
